I want to add something in my landscaping, do I need approval from the HOA?

Yes. Any major changes to your landscaping such as adding trees, gravel or lawn areas, building patios or walkways, adding a garden, etc. require approval by the Architectural Review Board (ARB). Minor items such as planting flowers do not require approval, replacing a dead tree with a similar tree does not require approval. Please refer to the ARB section of the website for guidelines and an application.

I want to make some changes to my home (build a deck, add a window, replace my roof, etc), do I need approval from the HOA?

Yes, any significant changes to the exterior of your home need to be approved by the HOA. Please refer to the ARB section of the website for guidelines and an application.

I want to remodel my (kitchen, bathroom, etc) Do I need to get approval from the HOA?

No, interior renovations do not require approval.

I want to paint the exterior of my house. Do I need to get approval from the HOA?

It depends. If you want to repaint with the same color, approval is not required. If you want to change the color, approval by the ARB is required. This includes doors, windows, and trim. Please refer to the ARB section of the website for guidelines and an application.

I want to add a shed to my property. Do I need to get approval from the HOA?

Yes. Please refer to the ARB section of the website for guidelines and an application.

I want to build or replace a fence. Do I need to get approval from the HOA?

Yes. Please refer to the ARB section of the website for guidelines and an application.

I want to add a play-set (or trampoline) for my kids in my backyard. Do I need to get approval from the HOA?

Yes. Please refer to the ARB section of the website for guidelines and an application.

My sprinkler system isn't working. What should I do?

The HOA is not responsible for a homeowner's sprinkler system. If there is a failure of the community irrigation system, residents will be notified by email and on the website.

When will the irrigation water be turned on (spring) and turned off (fall)

Dates will vary depending on weather. Residents will be notified via email and on the website prior to the water being turned on or off. Please make sure that your pump is turned off prior to the irrigation water being shut off in the fall.

Who is responsible for maintenance of the streets?

Montrose County is responsible for maintaining the streets.

Who is responsible for maintenance of the common areas?

The HOA pays for maintenance of the irrigation system infrastructure, mowing of the lawn in the park, and any major repairs to the common areas that require the service of an outside contractor. All other work such as trimming, weed control, path maintenance, etc. is done by volunteers from our neighborhood. Notice of cleanup days will be sent out by email and posted on the website. Please help your neighbors keep our community beautiful!

What are the common areas?

The common areas are the park, the ponds, the walking paths, and the areas between the walking path and the river.

Can I fish in the ponds and the river?

Yes, but it is catch and release in the ponds and the section of the river that flows past our subdivision.

Can we swim in the ponds?

No, swimming is not allowed in the ponds.

I want to volunteer to be on the HOA board. How can I do that?

Residents are notified of vacancies via email and notices on the website. To volunteer, send an email to woodlandponds@gmail.com

How can I get a copy of the covenants or other documents?

Nearly all of the documents pertaining to the HOA can be found of in the Documents section of the website. If you can't find what you're looking for, send your request to woodlandponds@gmail.com

Can I attend the HOA board meetings?

Residents may attend the regular board meetings if the desire. board meetings are generally held quarterly. Notices of board meetings will be sent to residents via email and posted on the website and community mailbox 10 days prior to the meeting.

Where can I dispose of yard debris (branches, leaves, grass clippings, etc.)?

Residents may dispose of their yard debris by placing it in their trash, taking it to the landfill, or having it hauled away. Residents are not permitted to dump their yard debris in any of the HOA common areas.
